NW Bicester Exemplar Phase, Oxfordshire

The UK’s first Eco Town incorporating 393 highly energy-efficient homes built to true zero carbon standards

The exemplar is the initial phase in the development of the UK’s first eco-town and when complete will provide 393 highly energy-efficient homes and a village hub which includes a primary school, nursery, convenience store and business centre.

Silver has been involved from inception in 2010 and worked innovatively and collaboratively with A2Dominion, Cherwell District Council and other stakeholders on this exemplar phase, to achieve the highest standards in sustainability.

We have provided a number of roles and services during this time including client representative, employer’s agent, cost consultancy for the masterplan of 6,000 homes and site inspections.

Phase one delivered 91 dwellings comprising a mix of four apartment blocks (six apartments per block), bungalows, houses and the four show homes; the energy centre for district heating network and supporting infrastructure for all four phases, two substantial bridges and an extensive network up-grade and reinforcement to the grid to cope with electricity export and input.

Phase two included the delivery of 71 houses, involving nine sectional completions and phased handovers up to completion date of August 2018. There was also the formation of a river corridor, soft landscaping two large footbridges and two allotments. Additionally, the planting of a new woodland providing the required 40% green infrastructure for the exemplar.

Phase 3 and 4 is being delivered as part of a joint venture with Crest Nicholson, due to complete in April 2024.
