York Place is hybrid building that delivers significant educational and residential amenity alongside a transformation to the public realm.

The development will serve as the new home for the new state-of-the-art global headquarters of the Royal Academy of Dance (RAD), as well as 275 new mixed tenure homes across three buildings. The centre tower delivers 128 high-end private sale dwellings, whilst the two flank buildings provide 169 homes for A2Dominion.

At planning stage, we were appointed by private developer Avanton to manage the entire planning application process which was successfully achieved from a ‘blank sheet of paper’ to a validated application within a two-month period in February 2015. Our role required the assembly of the planning programme, and thereafter the lead project management and delivery of all tasks, including the tendering, selection and appointment of all consultants and the management of the agreed capex budget. We produced the construction management plan, together with a detailed construction programme and logistics plan to support the planning application.

Following the success of the planning application commission, we were appointed to negotiate the Development Agreement between Avanton and A2D, drafting a bespoke suite of employer’s requirements and technical requirement documents. The negotiations included tri-party negotiations between A2D, the RAD, Avanton and their private funders.

At the construction phase, with development subsequently optimised, Silver was appointed to act on behalf of A2Dominion as their Employer’s Agent to successfully deliver 169 apartments, together with the shell and core of the 128 private dwellings and the Royal Academy of Dance 60,000ft2 headquarters. Our Employer’s Agent role also required the validation and sign-off approval of all contractual documentation which is proposed by the developer and their funders to enable to procurement of the main build contract under a JCT D&B.
