Southmere Village comprises 1,500 homes, a civic square, library and 40,000m2 of commercial space and represents the first substantial development in Thamesmead since Peabody acquired land there in 2014.
We undertook monthly site audits and chaired a number of workshops during critical high risk stages of the project.

This high-quality, mixed use development comprises a 52-storey, high end residential tower with 227 apartments, a 37 storey office tower with 35,709 m2 of floor space, a 547 room hotel and a block of 65 affordable apartments. The scheme also includes a triple-level basement, additional retail space, landscaping and a new public square at the centre of the site.
As Principal Designer Advisor to the Lead Architect and in line with CDM 2015 we set up a CDM design risk register (for the design team to input into) and chaired a number of CDM workshops focusing on the key risks throughout the course of the design phase. The design risk register acted as a schedule of hazards and design actions to record and monitor the design mitigation process developed by the individual design disciplines.

A joint venture between Hammersmith & Fulham Council and A2Dominion to redevelop the west side of King Street, Silver is appointed to deliver this ambitious renovation of the Town Hall and breathe new life into this part of Hammersmith. Roger Stirk Harbour + Partners, one of the world’s leading firms of architects, have been commissioned to work up this complex scheme.
The redevelopment of the Grade II Listed Hammersmith & Fulham Town Hall incorporates a two storey glass extension on top of the Town Hall, complete refurbishment of council’s existing offices space, demolition of the adjacent existing Town Hall extension and construction of approximately 205 dwellings, 10,000m2 of office space and 1,500m2 of retail space across three 5 storey blocks. This scheme will also offer a 250 seat basement cinema, office space for business start-ups and a new arts quarter alongside new cafes, shops and restaurants.
The scheme has its unique challenges such as the desire for the scheme to become an exemplar site in terms of Accessibility, Air Quality and Efficiency, which are all the highest priority for the borough.
As well as our appointment as project managers to support the planning application for the new building and refurbishment redevelopment of the Town Hall, our cost consultancy team team are commissioned to undertake cost management and planning, as well as looking after the viability of the scheme.

The project comprised the demolition of a school in Bradmore Park Road and the construction of a bespoke new Quaker Meeting House in Hammersmith and Fulham. This replaces the existing meeting house on the H&F Town Hall campus that is part of the West King Street Renewal Development.
The new landmark building was designed and built to the highest levels of environmental sustainability and achieved AECB (Passivhaus) standards for energy and acoustic performance. Appointed as employer’s agent, cost consultant and site inspectors, our team at Silver ensured the contractor completed this demanding, high quality scheme on time and within budget to meet the deadline for the Quaker’s to decant from their existing premises.

The Exemplar is the initial phase in the development of the UK’s first Eco Town and when complete, will provide 393 highly energy-efficient homes and a village hub which includes a primary school, nursery, convenience store and business centre; creating a zero carbon community that is a first for the UK.
Silver has been involved from the beginning and has been able to work innovatively and collaboratively with A2Dominion, Cherwell District Council and other stakeholders on this Exemplar phase, in order to achieve the highest standards in sustainability.
In relation to the wider Masterplan, proposing circa 5000 homes, with commercial centres, Silver has assembled the construction Cost Plan.

This scheme comprises the redevelopment of the former St, John’s Hill Estate in Clapham Junction, Wandsworth, and proposes the demolition of existing 1930s buildings, and the construction of 599 new homes, delivered over three phases.
Silver is employed to provide Project Management and Cost Consultancy for the redevelopment of Phases 2 & 3, with responsibility to support the delivery of the scheme (from planning and pre-development) by project managing the procurement, construction, handover and aftercare.
Silver have undertaken a construction cost analysis, through a systematic process of challenging the building economics, efficiencies of the net to gross and wall to floor ratios, and eliminating any unnecessary complex detailing.
Silver’s major contribution was in our ability to manage the design and procurement processes to improve the efficiency of the design and increase the number of units from 527 to 599 working within the parameters of the previous planning consent.

The regeneration of the Granville Road Estate in Barnet will provide improvement to the overall estate environment and public realm, and delivers a 132 mixed tenure homes for private sale and shared ownership.
The scheme is a JV partnership between One Housing and Mulalley Construction Ltd.

Peabody invited Silver to join their bid team for a competition run by LB Ealing to tender for the redevelopment of a site in Southall.
We were delighted to support the client team and during the bid stage produced cost planning, construction programming and logistics, risk management as well as technical contributions for the written submission.
Upon winning the bid, we were appointed as Cost Consultant and Planning Project Manager to take the scheme forward to planning. In October 2020, the scheme design of eight buildings comprising four main towers ranging from three to 19-storeys, comprising 564 new homes successfully achieved Resolution to Grant Consent (subject to signing S106).

This is a proposed Garden City of six new villages and five lakes on existing agricultural land near Scunthorpe.
Silver is appointed by developer, to provide a masterplan cost study and produce cost studies for each individual
phase and land parcels for the development comprising 5,000 residential homes, commercial space, education facilities, leisure facilities and site-wide infrastructure and landscaping provision.
The proposals are extensive with the overall vision for new villages to be set in a widespread park system of 200 hectares with a network of new lakes.

This conversion of the existing Royal Academy of Dance site in Battersea into a facility for Thomas’ School (Battersea’s inaugural secondary school) for 400 students– 28 classrooms, science laboratories, cafeteria and dining hall.
The project involves demolition of the 1970s extension and the addition of an articulated mansard to the granary building, both ensuring that any improvements are sympathetic with their surroundings.
Our services included the project management of the planning application which was successfully achieved.

Our initial appointment in 2015 as Cost Consultants for Phase 1A was subsequently extended to Employer’s Agent for Phase 1B of the estate regeneration.
The scheme which completed in 2021, started with the demolition of existing buildings, asbestos removal and comprised the design and construction of 291 mixed tenure residential dwellings and Catalyst’s new staff office facilities. The scheme is now fully occupied and won ‘Best Regeneration Initiative’ at 2020 Evening Standard New Homes Awards.

This provides 60 extra care dwellings with amenity and care facilities in new purpose-built extra care housing
The redevelopment of The Willows Care Home site is part of the London Borough of Brent’s New Accommodation Independent Living (‘NAIL’) Programme Regeneration, which aims to deliver new accommodation options for people with high care and support needs, including extra care housing.
The Council’s overarching brief for The Willows Care Home site was to provide 60+ extra care dwellings with associated amenity and care facilities in an exemplary model of new purpose-built extra care housing. The accommodation is to be of high-quality and well designed to promote residents’ wellbeing and maximise their independence in line with best practice principles of designing homes for older adults.
We have been involved in the project from the outset working collaboratively with LB of Brent and the design team, developing the design and specification.
Our health and safety team have also provided Principal Designer services during this period, attending design team meetings to raise queries on potential risk in order to close out at an early stage. Our Principal Designer also formulated the CDM pre-construction information for inclusion within the invitation to tender and contract documents.

This residential and commercial development on the former Homebase site in Battersea incorporates the new headquarters for the Royal Academy of Dance.
We were appointed to project manage and assemble a full planning application on behalf of York Place Buildings Limited. The secured planning consent was for three buildings above a new basement and landscaped podium, rising to 21 storeys, and providing 254 residential units, with 5,710m2 of Class D1 education space, café and drinking establishment space.
Client: Keybridge House LLP

This landmark development at the heart of a regenerated Vauxhall delivers 470 high-end residential apartments, including 165 Build to Rent, in five blocks. One of the blocks, at 37 storeys, will feature the UK’s tallest brick façade. The scheme includes commercial space at the base of the residential blocks, a gym with swimming pool, landscaped gardens and a new public square.
The project involved the demolition of Keybridge House, a five-storey podium and 16-storey tower, whilst retaining, adapting and incorporating its double basement in to the new scheme. Previously owned by BT and once the world’s largest international digital telephone exchange; as the basement was reinforced with abnormal concrete slabs, the main tower incorporated asbestos within its structure and the site is close to a railway viaduct. The project presented a number of challenges.
Phase 2 comprised the demolition of existing buildings and associated structures (retained basement), and the design and construction of 125 residential dwellings and new school to ground and basement (including fit-out), associated external works and infrastructure.

The multi-use scheme, a joint venture by Mount Anvil and FABRICA by A2Dominion, brings the world-famous Riverside Studios back to life and adds 165 private apartments. The development incorporates landscaped podium gardens, state-of-the-art TV studios, community arts complex with cafés and restaurant, and a six-metre wide riverside walkway and landscaped park area. It also includes a double basement and a CHP serving the apartments and the arts complex

This high-end scheme proposes the delivery of 560 new build apartments across three 'staircasing' towers, the tallest of which reaches a height of 34 storeys. The scheme also includes 10,000 sq.m of office space, a double basement and ancillary spaces.
Silver’s combination of contractor and consultancy experience ensured that we had a complete understanding of the client brief and the team worked closely with the client and consultant team to manage the planning application. This needed to be completed as part of a reduced programme to align to client objectives, but was submitted within the timescale and achieved planning consent.
Our Cost Consultancy Team supported the application in terms of its viability against our client's business plan. Our Project Management Team was then able to apply their design management skills to control the costs of the selected façade system and thus contribute to the scheme’s viability.
